When you become a client of mine, you actually don’t pay me anything, ever! The seller of the home pays the commission of the real estate agents. Therefore, you have nothing to lose by hiring me, and everything to gain. South Carolina real estate license law requires for realtors to provide services based on whether realtors are working with clients or customers. As a client, I will do everything in my power to assist you in finding the right home. I will creatively turn every stone to find the perfect property for you from researching of foreclosures and tax sales, working with homebuilders to find new construction, looking at for sale by owner homes, talking to other real estate agents, and searching the MLS. Once we find the right home, I will help negotiate the best deal for you and will help you through the closing process. The following chart describes the legal obligations I have for my clients and for those who whish to remain customers:

CARE & DILIGENCE
  • As a client, I will use all of my knowledge and experience, as well as the assistance of the members of the Brand Name Real Estate team, to look out for your best interest and keep you out of harms way.
  • I will go above and beyond to ensure you are covered for all aspects of the sale (example: re-measure dimensions, check city records for water/sewer hook up, etc)
Limited Care & No Diligence
  • Customers are only obligated to receive the information that a reasonable and prudent person would assume.
LOYALTY
  • My clients are legally entitled to 100% of my loyalty.
  • By hiring me, I will put your needs even above my own.
Loyalty is to THE SELLER
  • The limitation of working with me as a customer is that I am legally bound to share anything you tell me with the seller. When you are a customer, I legally represent the seller.
COUNSEL, ADVISE & NEGOTIATE
  • As a client, I will do everything in my power to help you get the best deal possible.
  • I will negotiate the sale on your behalf.
  • I will advise you when to seek expert advice beyond my scope of knowledge.
Not Allowed to Advise
  • As a customer, I am legally bound to have loyalty to the seller and therefore cannot counsel, advise and negotiate on the buyers behalf.
DISCLOSE ALL FACTS
  • As a client, I will disclose anything and everything that may affect your decision to purchase a house. (Example: a murder on the property, noisy neighbors, etc)
Limited Disclosure
  • I am only obligated to disclose material facts to customers such as lead paint, mold, and zoning.
CONFIDENTIALITY
  • I owe my clients 100% confidentiality until death us part
No Confidentiality
  • Customers receive no confidentiality because I am legally bound to tell the seller everything.
